Change the Channel To Google!

What Channel Are You ON? Do You Need One? You bet! Active Rain is changing like a New York minute, faster than a speeding bullet and faster than a fox with a hound on his heels.

I'm one that seems to always )*%%^&*( about any kind of change. It just doesn't settle well with me at first. I have to examine it, analyze it, toss it around, stew on it, simply consider it, disect it, put it back together, whine a bit, argue, attempt to control the issue of change and then I might feel comfortable with it.

Maybe.

It seems to me that right now Active Rain is a bit like a game of chess. They are making me think several moves ahead. The strategy is there if you want to learn and win the game.s_chess14.jpg chess board image by lebaron76

I do. I want to win.

We all do.

We all want our efforts in the Rain to benefit us to our highest and best use.

We spend a great deal of time writing "OUR WORDS" AND "OUR WORDS" ARE A PART OF US.

Even if we NEVER RECEIVE A SINGLE COMMENT ON OUR POSTS WITH A STRATEGY WE WILL CLIMB IN THE SEARCH ENGINES.

Sorry for yelling. It's true though.

After spending your precious time writing the words you want to share with the world, you want to make sure that those you want to READ it will get to SEE IT!

My suggestion is that we take the same "careful" time after we've written the post to place it properly. I have been known many times to get in a hurry about this. If I wanted to make sure this post would be found by the Google Bots and placed in my area, I would be sure to mention within this post that I sell Lake Livingston Real Estate.

The Bots would pick that up, compare it to my tags, and then place it in the direction we point them to.

Come On Baby, Light Your Fire!

Bob Stewart, our very own Social Media Guru, Community Builder and Creative Mind Extraordinaire,suggested to me that I try FIREFOX, a Mozilla browser, instead of my Internet Explorer. Hum...I smiled and said I would but subconsciously my head was shaking back and forth while crossing my arms. Nope, huh uh, no way, not a chance, not me.


crackedegg.jpg image by dabydollI'm a tough egg to crack. From the beginning of time I have been a die-hard Internet Explorer fan. In my mind and my world it ran my entire puter!

My VISTA and my IE have been really knocking heads. I couldn't load Active X, Flash, Java, play any games and of course...the infamous ERROR MESSAGE on Active Rain was driving me nuts. I couldn't even pull up a video or watch YouTube.com.

My emotions were scrambled (pun intended).

As far as I was concerned you could tar and feather me, tie me up over a bonfire or make me wear cement shoes while you dropped me into Lake Livingston but I would NOT MESS UP MY PUTER FOR FIREFOX.

After tweaking and exploring and maximizing and decompressing and loading and unloading programs that still wouldn't work...After spending a small fortune at the "we can fix it store", I cratered. Yep, I did.

I typed in FIREFOX.COM.

I just knew I would hear a tick, tick. tick. "BLAM" and that would be the end of my puter.

I clicked LOAD FIREFOX. Before I could bolt out of the room "voila" it was loaded. I skipped the tutorial (because I only like learning the hard way) and was then looking at a very attractive "user friendly" looking screen. Needless to say I have to admit I was wrong and Bob was right. Active Rain is moving faster and cleaner than ever (gee, I guess it wasn't all their fault), I'm playing my games today with everything working and life is copacetic. Simply by listening to Bob I have wiped out so many of my challenges and for free! I can go back and forth between FIREFOX and INTERNET EXPLORER in the blink of an eye.

So, Come On Baby, Light Your Fire!

Did You Hear That? Or, Were You Listening?

Remember the old commercial that shows an agent pushing a house to the exact location the customer wanted? Within the commercial they made the statement that your agent would "show" you what you wanted and not what the agent wanted to show them. Wasn't that ReMax?

I use to laugh at that and think, "if I could only do that!". In reality this was a fantastic marketing campaign. It worked well. A marketing message is suppose to get the point across that builds trust in the viewer and asks for the "call to action" without putting it in your face...it was good.pe03759_.gif picture by dabydoll

What the commercial was implying was the kicker. That the agents would work with you and "listen" to you which would help, not hinder your home buying experience.

Obviously none of us can push the house to the right location but we can learn to provide the very best service to our clients as possible by listening to their needs.

We interact with our clients/customers daily with most of our senses.

Sight, smell, touch, taste (the flavor of success), and hearing.

What is the most important one?

In this case...LISTENING.

 

 

 

Each one of us, no matter what our profession, will benefit from the art of listening.

We all talk about pre-qualifying our customer and that requires questions.

Once they are qualified...don't stop asking the questions. Dig deep without asking "inappropriate or too personal" questions. From where they have lived to where they plan to retire. Ask about the homes they've lived in before and what they liked and didn't like about them.

Ask them to categorize their necessities down to their desires for the perfect home.

LISTENING will save you time and occasionally embarrassment with your clients.

Rainers! Please read and understand! Each dollar is precious to us right? So, what if we continued to work for free? How long would we last?

With the advent of Web 2.0, there's been a virtual proliferation of interactive social media websites offering all kinds of really cool features and tools, all for FREE!

At a time when cost containment has quite literally become a way of life and a necessary survival tactic for today's Real Estate Professional, FREE is greatly appreciated! Especially for those of us who are constantly challenged with just covering our basic monthly expenses.

Unfortunately, in this rapidly spawning multiplicity of platforms chalk full of FREE stuff, the results have bred a rather 'spoiled' attitude from among those of us who have benefited greatly from their use. And the minute any hint of monetization rears its ugly head, the masses cry 'Foul!' and start jumping ship, heading off to the next recently-launched latest and greatest Internet FREE fest!

Okay, so maybe users don't necessarily jump ship immediately, but there certainly is a considerable amount of whining and resistance to the possibility of 'charging' a fee for something, even if that 'something' is simply an upgrade or improved version of what historically has been offered for FREE. And it doesn't really matter what the actual upgrade amount is, or whether the added benefits are justified. Anything more than FREE is just too much!

Granted, our community here at ActiveRain is somewhat unique. While I would consider this to be a social network, its application and impact extends well beyond a mere social environment. If offers significant features/benefits that serve to improve or enhance our businesses as well.

Here are some of the common methods currently being implemented for creating self-sustaining revenue on social networks:

1.   Advertisement Support:   Sell advertising space on the network. This is by far the most common, unfortunately ads on most social networks don't have the best track record of click-thru rate.

2.   Subscription Fee:   Require a monthly subscription fee of ALL members. This has been effective for dating sites, but that's about it.

3.   Data Mining:   Selling off membership data to 3rd party groups. Definitely my least favorite of the bunch, and really not an option unless you tell your members up front what your plans are.

4.   Site Sponsorship:   Developing partnerships with key companies to sponsor various network events or sponsor sections of the network.

5.   Affiliate Marketing:   A cooperative venture where a social network sells/promotes another company's products/services on their network, and splits the profits with that company.

My point in all this is not to voice criticism, per se, towards those who tend to complain about monetization or charging fees for certain features. We've all been spoiled to some degree by the rampant availability of FREE stuff. Neither am I condemning those companies who have contributed in unleashing the 'spoiled' monster.

Users/members of social networks need to be reminded that the company behind each social media site is a business, and as such, needs to create and maintain a self-sustaining profit to remain solvent/operational. Otherwise, all those really cool tools and features that you've been enjoying won't be FREE anymore. They'll be GONE!

Social media companies, on the other hand, need to create viable revenue streams that offer reasonable ROI on member investment, and justifies the fees being charged.

If social networks are to successfully survive and grow in today's challenging economy, there needs to be a better recognition/understanding of the truly cooperative/collaborative relationship that is exists between the network management and its vested members.

The first tenet of the ActiveRain Weltanschauung is this:

Cutting Costs Yet Gaining Business in 2009~Work Smart Not Hard.

It's a general consensus that we are all watching our marketing and overhead dollars this new year. If you've not yet written your 2009 business plan it's still not too late. Whether you are a lone Wolf or a member of a huge Team your written plan is necessary for success!success_moneyman.jpg Success Money image by innet_album

First of all what is your goal for the year? What is your required income and how do you plan to get there? Or, do you plan to find a new company or make a personal move this year? All of these "plans" of yours must be written down, analyzed and planned for you to get there successfully.

How are you going to cut costs without losing business? Which areas of your dollars spent are gaining you the most return? Is that magazine you are putting your listings in getting you enough leads to justify the monthly payment?

What and where are your leads coming from? Are the leads viable? Of the closings you have had in the year 2008~where did the leads generate from? Was it word of mouth or from your advertising? Does it pay you to maintain an office? What about the overhead? Did you receive enough traffic generated by the office itself to cover the costs and put money in your pocket?

We are becoming a virtual world. Active Rain is the proof in the pudding. We are making friends we would never have had the opportunity to meet without this huge network of "us".

Use it. Social networking requires nothing of you but your time and sincerity.

Maybe it's time to expand your world and spend less money!

 

1. Analyze.

2. Write it down.

3. Adjust plan accordingly.

4. Keep detailed records.

5. Don't be afraid to try something new.

6. Learn Network Marketing~it's the wave of the future.

 7. Position yourself and stick to it.

And, don't forget to refer to your plan often. Track what is working and what is not and adjust the plan to your successes.  Check and review in writing at a minimum of once a month to track your progress. If it's not working simply do something else!

Moon in My Trees!

I've read that our moon this evening is the largest it will be for the entire year of 2009. I got this shot with two of my favorite things in this world...

Our moon and my favorite old Oak tree. It was so beautiful seeing the light shine between the branches and I was hoping my camera could catch the magic.

In Texas if You Don't Like The Weather.....Wait 15 Minutes.

Texas is a world unto itself. We have every terrain imaginable from the Piney Woods to dessert to mountains to coastal land. Huntsville Texas is an enigma when it comes to climate. The old saying here is...If you don't like the weather just wait 15 minutes.

You can count on that phrase anytime you are talking about any of the seasons except for summer. Summer is guaranteed to be HOT. Period. Flip flop weather and shorts.ButterflyMorningTop

This time of year? I have three active closets with clothing to cover the gambit of "Climate Change". This morning I woke up to ice on my windshield. This moment it's 78 degrees and the sun is shining. And, 15 minutes from now it will probably be cooling quickly with a storm brewing. The next one has moderate clothing that is mostly used for layering. Sweaters, long sleeved T's and tennies and the other is for the 80 degree days! Flip flops, T's and capris.

I can tell you this...

When a client is looking for Real Estate in the Lake Livingston area in Texas, one of their main concerns is closet space!

I understand why!

So, if you don't like our weather...just wait 15 minutes!

Anna, I want you to know that I am about to explain to you WHY I am so upset and angry but I want you first to know that it isn't personal with you. I am not angry with you personally so I would like you to listen to my story to convey to your Team once and for all.

"Okay, a friend of mine, Marchel Peterson, referred me your client Denise who is approved for the loan amount of X.  As fate might have it we found her property just one street over from my own. It is her perfect property, her dream property, the property she has waited a life time to find and she has been so happy she's been walking on air.  Her closing date has now been pushed off for the second week in a row by your underwriters.hourglass.jpg image by dabydoll

 

We have provided not one, not two, but three appraisals that are over and above the purchase price and your underwriters have the nerve to sit there and tell us the property isn't worth it? How exactly can a room full of people in Saint Louis judge this property as if they knew the area?  What was the point of a bonded Appraisal?

"they're just trying to protect Denise."

Anna, if I hear that one more time I'm going to scream! Denise is my client and her protection is my job. Your lending institution has purposefully managed to cause the complete upheaval of many lives especially Denises. She is under boxes, the seller has completed all repairs, her current home is committed to lease, her mother is packed and ready to move, the utilities have been changed over and this is a bomb ready to explode!

"they just don't think the property is worth it."

Anna, it's 20 fenced and cross fenced acres off a paved road just outside of town with a home, barn and pond. The land itself is almost worth the purchase price. I told your Senior Officer that Denise wanted to keep her horses there and his immediate reaction was................................................

"if she's selling horses that's an automatic disqualification of the loan."

Now Anna, it sounds to me that your Team is looking for any possible way to get out of this loan. All I've asked for here is honesty. We are tolerating no more procrastination.  I have a member of my TEAM scrambling to take this to closing for her. He says she's all clear for the close as soon as you transfer the appraisals to him.

Low and Behold, the very next morning, my phone rang. The lady on the other line was a stranger but her words
were sweet and familiar....

"Anna would like you to know that the documents will be delivered to the Title Company in the next couple of hours
and you are free to close this afternoon."


HAPPY DANCE, HAPPY DANCE, HAPPY DANCE, OH YEA, OH YEA,...Denises Horses.

I felt as if we had done our job well.  Through the help of Active Rain and its members we were able to fulfill the lifelong dream of a wonderful lady!

With the TEAMWORK of many we did prevail. Marchel Peterson Spring TX Real Estate E-Pro ABR (Results Realty) and I got to move Denise into her new home and get settled in with her family and her horses.

Mr. David Garcia--Seattle Mortgage Expert.com (Countrywide Bank, FSB) is a great Mortgage Broker and one I plan to continue to work with.. Our Industry is becoming more and more difficult to deal with but one thing you can be certain of....if you are an Active Member of Active Rain.....you've got PEEPS and over 100,000 on your TEAM!
