FSBO's digging for FREE advice? Get them listed today!

MAN DIGGING

When a FSBO or potential one begins to ask me for advice...I listen. I access what they are concerned about and then use that to my advantage. I don't give free advice unless I expect it to pay me in the end. After I listen, I ask questions to help them understand one thing.

                                                  They don't understand.

There has been a great deal written on how to convert a FSBO. Home owners will dig and dig and dig to collect all the free advice possible. Do you work for free? Not me. At least not on purpose! The next time a person is digging for a freebie from you, why not try my strategy?

I bombard them with questions. With the right questions you will be earning your value with them as you speak. These questions are meant to be rhetorical and thought provoking to the individual that wants to "save money" by selling their own home.

                                                    Try a few of these:

1. Do you know what the disclosure is and why it is necessary to keep from being vulnerable to lawsuits?

2. Do you understand what a clear title is and how to guarantee there is one?

3. Are you familiar with option periods to avoid unnecessary and deadly "specific performance" issues?

4. Do you plan to move before you close and then what if you don't close?

5. You like the people and you trust them but what if you could be wrong?

6. Who is looking out for your own good?

7. How do you know your house is actually worth what you are selling it for?

8. Could it be worth more?

9. Are you leaving money on the table?

10. Are you familiar with how an inspection is handled and just what you are responsible for?

11. Are you familiar with appraisals and what they mean to you, and to the buyer?

12. What about financing?

13. Will you know if they are really approved and will be funded?

14. Did you know that national statistics tell us that people who sell their homes through professional Realtors make an average of 18% more than if they sold it themselves?

15. Did you realize that I could represent you by selling your home and you will likely walk away with more in your pocket than if you sell it yourself?

Final Question: May I draw up the listing agreement right now so I can get started marketing your home?  

Now of course there are hundreds more questions that you can ask them. Have fun putting your questions together that YOU feel would be important.

Lenn Harley wrote words that made me laugh and dig in my heals. Lenn tells us that; If they (FSBO's) ask where they can get some information about selling their home, I politely suggest that they start with real estate school.

I want to buy waterfront land! What do I need to know?

Our market, next to the water, is still in great demand. Lake Livingston Real Estate and Waterfront land is getting so difficult to find. I am finding that Lake Livingston Properties, as well as many various large waterfront communities are experiencing the very same phenomenon. At this point, it is almost as economical to purchase the land with an existing structure as it is to purchase unimproved land. The land values have multiplied in worth to the consumer to the point of near exorbitance. What does this mean to the landowners' future of equity?

Herein lies the problem. Land value is affected by several outside variables. How deep and boat-able is the water? Which part of the lake is it located on? Is it located in a deed restricted subdivision? Are there city utilities available and what about sewer?

Five years from now, what will my land be worth? Is it worth my investment today?

If there is no sewer and the land is right on the water it must be over 1/2 acre to qualify for an aerobic system. If it is less than 1/2 acre on the water, the Trinity River Authority requires either city sewer or what is called a Drip System. A Drip System consists of hundreds of tiny field lines that run underneath the ground that distribute waste in minute amounts throughout the ground. This system is very Eco Friendly but this type of system is very expensive.

 

 Up goes your land cost.

 

What about erosion? There are many parts of the lake that require bulk-heading.  What does bulk-heading require? Depending on the area of your lake and the body of water, bulk-heading may be necessary to preserve your land. In the larger areas of Lake Livingston there are waves the same size as found in the Gulf of Mexico at times. These waves are a threat to your existing shoreline, landscaping and homestead.

 While you are shopping bulk-heading don't forget the boathouse! Your boathouse is the main housing for your boat and the center of your entry to the water.  If you are not in a restricted area of the Lake and you want to build for the future you must be careful. If the area is non-restricted and you are the only occupant on that stretch of the lake it may seem great right now. But, be careful. If you build a 3200 square foot retirement paradise (or anything close) and use top of the line products for build-out, you still want to protect your value. If you are setting up on unrestricted land your neighbors may soon set up a manufactured home and a "used parts" business right next to you and no one could stop them. Be careful. This will determine the amount of equity you have for your future.

Avatar Warning!

Have you been intrigued by Avatars? Have you thought about how one might speak to potential clients on your Active Rain site? Has it even crossed your mind? I've really been wanting to give it a try! They are pretty amazing but you must be selective.                   

If you receive an invitation to visit with a well known friend by Avatar in your email...delete, delete, delete.

Beware! Don't do it! I received an invitation from a very nice client of mine a few days ago inviting me to join his Avatar site. At that very moment I had a lapse of judgement...

...a want, a desire, a need to create an Avatar washed over me. I became temporarily deaf, dumb, blind, daft and deadly.

I clicked yes...

And Snap, Crackle and Pop went my operating system!

"Crapola."

 

In marched the soldiers of Troy...

Open went the doors of the Trojan Horse and bit by bit my operating system was destroyed! Ugh..............

I have been smart enough to do back ups of my photos since I once lost them all to the "I love you" virus.

It's like, if it's out there I will get it!

My pooter has been at the Doctor. There was nothing they could do to save it. They had to reinstall the entire operating system and I'm having to start from scratch.

I am in mourning and I have been gone from Active Rain for much too long. I have missed you my friends and I must tell you I will not lose this battle! I am attempting to befriend this blank pooter that use to say, "good morning Debra" but there is a long way to go. I am actually considering purchasing a new one.

Ssshhhh...don't say that in front of this one...it might crash again.

But, just in case I go shopping do you have any suggestions what I should look for? All recommendations are welcomed! My current Dell is 5 years old and everyone keeps telling me to get another. What do you think?

 

By the way...I'm a Realtor and Proud of it. I lost it all and will have to rebuild.

This is scary but true.

This happened to a friend of mine in Dallas, Texas back in the 1990's.

 

A perfect little family moved into a perfect little home in a perfect rural neighborhood.  Mom and dad put baby girl Sara, age 3, to bed each evening as the sun was waning. Dad, Sara and mom would get up with the sun and have breakfast together as a family.

One morning Sarah said something very unusual. "Mommy, the kitty is so soft and she comes to see me."  Mom, with a big smile said, "Sara honey, we don't have a kitty. You must have been dreaming."

Days full of sunshine, play and happiness went by and yet another morning Sara remarked, "mommy, the kitty visits me at night. She's nice and soft."

Mom, getting a little more concerned said again, "Sara, honey we don't have a kitty. You must be dreaming."  "But I play with her mommy, she's my kitty," exclaimed Sara, and mom decided to talk to someone about Sara's overactive imagination.

That night mom was tossing and turning and just couldn't sleep. Finally, she sat up from the bed and slid on her house shoes. She padded off to get a drink of juice in the kitchen. It was dark, it was late and as she made the turn in the hallway she could hear Sara talking.

Of course, up went the tail and it was all over. They had no pets

although they did have a "doggy door" that was still open to the elements.

After gutting the home and living in the motel for quite some time

their perfect lives were perfect again. Their insurance rates raised,

Sarah got a cat and the doggy door was replaced with a solid door. Today all is well. Their insurance rates are

higher but they are living happily ever after. See? Things can always get worse.

I'm mad now. Better known as "mad now" disease.

I'm mad now and I wanna hurt somebody! As Americans we are entitled to our privacy. We are to have no Big Brother looking over our shoulders and we don't have to answer to anyone but our families and the IRS.

 

My hands just started shaking. That's how it affected me. My heart palpitated and my nerves jumped on edge! I felt violated and abused. I wanted to scream! In fact I did. I did scream.

 

I'm sitting here working on my weekend showings. I'm concentrating with several calls out to set my appointments and firm up my times. I'm in an organizational stage that could make me a success or a failure with my itinerary. Bottom line...I'm working.

 

My cell phone rings...I answer with my most professional posture. "Hello, this is Debra".

 

The voice on the other end said...Are you aware that your automobile warranty is about to expire? If you don't hurry ...

 

A recording. On my cell. On my private working tool that helps to support my family.

 

I freaked. I pushed the delete button #7 and it came back with...Are you aware that your, etc, etc. I pushed it and pushed it again. It kept playing and playing till I turned it off. This now means I have a skipped message and I will have to listen to it all the way through before I can erase it?

 

Whoops, there goes more time spent with this phone call...

I was upset enough to write this post.

I am still shaking a little thinking about the times I'm going to be on the road, I'm expecting a call so I answer it and what I get is....

 

...Are you aware that your automobile warranty is about to expire? From a recording.

 

How do I nip this in the bud? We should all get mad.
