There has always been something eerie and alluring about this song. It has an addictive, lulling, magnetic draw. The haunting lyrics are sparked by a bit of fantasy of good//bad or however you want to look at it.

It’s a bit scary yet so totally appealing you really don’t want to leave. The idea of Not being able to get out of there and wanting to be there at the same moment is unnerving but take me back and let me hear it again. And, again.

I just embedded my first video and it is what I wanted to share with you.

I am (computer) pooter challenged but I realized that I was about to hit 50,000 points with this post.

I was looking to celebrate with wine but there hasn't been any since 1969.

POTTY MOUTH? For girls only…

Hello ladies. I didn't want to offend any of the guys and I certainly don't want to offend you ladies either. So, you probably have full knowledge of this little diddy that I'm about to share with you. I, on the other hand, am still learning something every day and this is something I want to share.

 

               Oddly enough, when I learned this I felt empowered!

 

I knew something the regular "folk" on the streets may not know!

Now, again, I am certain all you men already know of this and maybe even most of you ladies too. But, if I can flush out someone that this little fact can help, this post will be worth it. 

Do you know how to tell how old a house is? I mean beyond the regular means like someone telling you.

The toilet. Yes, the toilet.

Unless the house has been remodeled or toilets replaced you've got to go to the potty!

Simply remove the lid on the back of the tank and look inside it! There you will find a date. Mine say's February 2, 1969. I did remodel but I happened to like that potty so I kept it!

So, if on occasion, you have a bout of Sometimers, you can go to the bathroom to tell your customer the age of the house!

And, no I'm not tanked...

Fishing Regulations

Statewide regulations apply to all fishes with the exception of blue and channel catfish. For portions of the lake in Polk, San Jacinto, Trinity and Walker counties, the daily bag and possession limit for blue and channel catfish is 50.

Angling Opportunities

Lake Livingston is a notable white bass fishery. White bass are plentiful and grow to large sizes. Also notable is the catfish fishery, dominated by blue catfish. Largemouth bass, striped bass, and crappie are less abundant but good catches are possible in areas of the reservoir where habitat is available.

Fishing Cover/Structure

Some native emergent vegetation can be found in the upper areas of the reservoir. Very little cover exists in the lower reservoir due to vertical bulkhead.

Tips & Tactics

White bass are most readily caught in early spring in the many creeks that feed into Lake Livingston. Striped bass can be caught around the 190 bridge area by trolling and vertical jigging spoons or live shad. Largemouth bass are most frequently caught in the bays and creeks from the Kickapoo/Penwaugh area northward. Spring and fall are the most successful seasons for largemouths. Channel and blue catfish can be caught most any time of year on a variety of organic and live baits over the main river channel and in off channel tributaries and creeks.

What's HOT about our SPOT? Lake Livingston Real Estate...

 

I've been asked so many times, "why would I want to live by Lake Livingston?"  Now, that's quite a question. I am a Realtor and you may think my answer would be tied in to Real Estate. It is some, of course, but I want to try to answer that question as best as I can and from the point of view of a neighbor.

So, here goes...

The water is soooo blue some days it makes me feel as if I'm looking at the ocean. Lake Livingston is 7 miles across at its largest width and seems like a sea. It calms me. We get a breeze off the water that is dryer that the Gulf and it gives less bad hair days.

Lake Livingston is a man-made lake and is huge! It's the second largest in Texas and is fed by the Trinity River. The river meanders all the way from Dallas and by the time it gets here it's really deep. Our river channel is as deep as 70 feet in areas. I feel comfortable speeding up the boat a bit!

Because our lake is man made, it is contained by a dam at the Southern end. Normally, and I do mean normally (since where there is water it will rise) we are not prone to flooding because of the spillway.

The TRA, Trinity River Authority is the Lake's governing body. Their job is to make sure our water level remains good and they watch over our waterways with care.

We still have lots of elbow room. Other lakes have become so congested that they are dangerous for jet skiing and other water activities. We don't have that problem. We have lots of growing room. Our properties don't butt up next to each other giving me claustrophobia! Because we're in the Piney Woods our banks haven't been cleared or stripped. In other areas builders have gone in and taken all the trees before building. They then plant a twig and hope it grows. Not here. Our Pines and Hardwood trees stand proud right next to the water. I love it!

The fishing is really great! I like to fish but I'm more of a catch and release fisherperson. I like to take my binoculars on the boat with me for bird watching and general nosiness!

I  love the fact that when you're in the boat it's easy to find shade. If you navigate the river you will see huge bluffs and mini-mountains that run the shape of the waters. Oh, and the birds!

We are lucky enough to have Bird Sanctuaries along with our protected forests. My favorite birds are out doing fly-byes. You can see them on any given day at the waters edge or while sitting on your front porch!

We tout our state bird, the Mockingbird, that sings over 1000 different songs, white Heron's, Egrets, Goons, Texas Pink Flamingo's, 100's of different species of Hummingbirds, Pelicans, and so many more!

It's the world's tallest statue of an American hero Huntsville, Texas. Native David Adickes turned 60,000 pounds of concrete and steel into a towering 70-foot statue of General Sam Houston. Mounted atop a 10-foot, granite-sheathed base, the statue is visible for more than six miles. Information on the city, attractions, accommodations, and events may be obtained at the adjacent visitor center. Exhibits of Huntsville attractions are located in the center, as well as a gift shop. 1-45 south of town.

On 15 original acres belonging to Gen. Houston. Eight buildings: two period furnished homes of Houston, including "Steamboat House"; law office, kitchen, blacksmith shop and gazebo replicas, Site of Gen. Sam Houston Folk Festival in April.

Cost of living/Housing                                                                             
Almost 60% of homes, including apartments, in Huntsville are rentals; this is slightly higher than the average for the rest of the state of Texas.  Average rents for Huntsville apartments are relatively affordable with most rents ranging from $300- $550 per month and the median rent at $515.   Huntsville is a safe place to live with overall crime rates ranking significantly lower than the US crime index.

Job Market/Employment
The most common industries in Huntsville are public administration, educational services, accommodation and food services, health care and construction.  Some people work close to their home as a majority of people commute to larger cities. Travel times range from between 5 to 19 minutes. 

Demographics/Neighboring Towns

 Recreational Activities and Attractions
There is much to see and do in Huntsville.  Some of the many sites include the Historic Driving Tour, the Oakwood Walking Tour, the Art Tour, the Prison Driving Tour or a walking Tour through lovely Downtown Historic Huntsville.  Downtown Huntsville makes shopping fun with over 40 retail shops and restaurants and over 20 historic sites combining shopping, history and entertainment. 

For the architectural buffs, Huntsville has the Gibbs-Powell HomeThis was built by Thomas Gibbs, one of Huntsville's earliest businessmen. The home is a noted Texas Archaeological Landmark. The home is one of the last classical "Greek Revival" structures in history.

There are many sports and activities that Huntsvillehas to offer as well.  For the golf enthusiasts, there a number of golf courses Waterwood Golf Course, located on Lake Livingston.  We also have Huntsville State Park, a 2000 - acre recreational area that complements several city parks. The park borders the Sam Houston National Forest woods, home of the 105-mile Lone Star Hiking Trail.  Huntsville State Park is a great for camping, hiking, biking, nature viewing and even offers fishing around scenic Lake Raven.  You can also go scuba diving at the Blue Lagoon, where strategically submerged boats, planes and platforms make for a fun diving experience.

Dive into the Blue Lagoon...What's HOT about our SPOT?

 HUNTSVILLE TEXAS REAL ESTATE IS PROUD TO BE BEAUTIFUL. 

Way back, I'm not saying how far, I hold in my mind a memory of Paradise. It is a memory of an oasis in the middle of the Texas Piney Woods. I had never seen anything so beautiful. As a young teen my friends and I would pile into a car and head for what we called the Rock Quarry. The Rock Quarry was out in the middle of Pine Forests in the quaint town of Huntsville, Texas.

Many of us can reach back to our childhood memories, pull them out of our

pocket and manage to smile. This memory is a great one for me!

We would drive down a dirt road through massive Pines, old fences, bluffs and the occasional broken down cabin. We came to a clearing that I was certain God had placed there for me! It was an Oasis just for us!

 

We would park and walk a few steps and we would be at the edge of the most beautiful white rock bluff that dropped sharply to the bluest water I had ever laid my eyes on.

It was the spot I got most of my sunburns. It was the spot I dared to jump from the bluff into the clear depths of infinity. We would swim till our arms would not let us anymore.

We would sun on the bluff as if worshipping the sun and the sky. We made memories of paradise.

 

 

                        I'M GOING TO TELL YOU ALL ABOUT PARADISE!    FOUND IN HUNTSVILLE, TEXAS.

I've just discovered that it's still there! I have been back in Huntsville for 12 years now. I have asked everyone where it was! No one could answer...

Weird, huh? Well, Adam Waldman, of Local Expert of Active Rain Network  encouraged us to learn more about our area, write articles and publish as a ReLocation Package. I listened and I did it.

Voila! The internet is amazing, wonderful and full of answers! I FOUND MY PARADISE and now it can be yours too!

 

What I learned:  In 1986 my rock quarry was turned into a Professional Diving Resort! Here's the scoop.

Blue Lagoon-

Primarily for divers; sparkling artesian springs feed old rock quarry creating a beautiful environment for scuba diving.

Submerged boats, planes, and platforms are strategically placed in two lagoons. How cool is that? Non-divers must be accompanied by diver. This means, of course, I may never be able to swim here again...Open Mar. - mid-Nov. Mon. - Fri. 10 Am., - 6 p.m., Sat. 8 Am., - dusk; Sun. 8 a.m. - 5:30 p.m. Seven miles north on FM. 247; west one mile to Pine(tale Rd.; or from 1-45, Exit 123 (Pinedale Rd.) four miles east.

I, for the very first time watched the video you have launched. It tells it like it is! Only maybe a bit too subtle. I would shout it to the rooftops...ssshh...but I don't want all my competition to find out about it!  Y'all are absolutely the greatest and have tapped into a massive need in the Real Estate Industry. You are by far the next, well better than that, you are one of a kind. I mean that sincerely.

Kids, More Kids, and What did you say?

Kids, and what did you say? Before I share a remark that made me laugh about our kids I'll fill you in.

I have been loving reading Jason Crouch's personal posts on what his children say!!! He tells the story with pride and always makes me laugh. What a hoot! What have we done to create such brainy kids?  It kinda makes me feel like the commercial with the cave men...I guess because I'm a Grandma now. They call me mamaw...yeah, like paw and granddad's called papaw.

My daughter says I picked those names for ourselves but I just don't remember that! That, of course is because I have sometimers.  I'm sure I was so excited at the moment of decision that it just didn't matter. Little did I realize that a few years later it would make me feel like this:  -------------------------------------->

 My gorgeous daughter Melanie and office manager was married a couple of weeks ago for her second and last time. The man she married is a father of two (2) and Melanie had already given us three (3) grandchildren. Well, that's five (5) all day!  God loves them and so do I. We have: from the oldest

  1. Julie (step-gradaughter)- turned 12 yesterday
  2. Cecile-10
  3. Tehya-8 (major overachiever)
  4. Kyle (step-grandson) - 6
  5. Wyatt - 6

Without mentioning any names I will only admit that the culprit was a child. Occasionally I will take a child with me for bonding time and to teach them what mamaw does. I was showing waterfront properties to clients  out of Houston! Nice people. We hit all parts of the lake. The waterfront land is what they were mostly interested in so it was okay to have a manufactured home on it for removal.

It was a nightmare. We drove up to a piece of land that was woodsy and wonderful. On the land stood a manufactured home that was not so hot. All of us decided there was no need to look inside and that we would just walk the land. The land behind the house was cluttered with junk and a broken down car or two, stacks of garbage and rubble from old buildings.

We made it around the front side of the house and the door popped open. A gentleman was standing in the door looking at us. I politely said, "hello sir, we won't need to look at the house but we will walk the lot."

There was a short, quiet pause and I heard a very strong voice ring, "Mamaw, the house looks okay but there's a junkyard back there!" 

All I could do was to breath deeply, smile and nod. The gentleman closed the door and we made a quick exit.

Out of the mouths of babes.     My babes and I love them all!!!  Don't worry...we had a talk.

COMMISSION VS COMPENSATION?? What are you worth?

*It's not your license that makes you a Realtor, it's the Quality of Realtor you are that earns you a license...

The power of words in today's society can help to create wealth or curtail your success in numerous ways.  Part of one's success is in your PRESENTATION. Presentation of yourself, your business, your skills, your knowledge and how you plan to use these for the good of the client are all imperative to EARN compensation.                                                                                             

My philosophy is that I don't get paid a commission. I receive compensation after I successfully complete a transaction.

 

See the difference? ............. Feel the difference?

 

Your commission can imply "a cut off the top" IF the house sells or IF you find them a property. A commission implies that you may be sunning on the beach while watching your bank balance rise while you throw a dart and hope the house sells!

A General is commissioned. Yet, he gets paid whether he wins the battle or not!

                       We don't.

We must perform or we are not compensated.

 

Clients want to hear just how we are planning to EARN what they will be paying us! Have you ever heard anyone say, "don't worry, if I don't sell it I won't get paid"?  You probably haven't but this is the old "sales dog" attitude that helped to create a non-professional opinion of our business. 

Do you think that statement made the client feel better? Don't think so. People don't want to hear that you might not sell it. They want to hear all the ways you will be marketing it and the ways you WILL sell it. They want to feel that you are there for them every step of the way. They want to see you be pro-active!

It's not your license that makes you a Realtor, it's the Quality of Realtor you are that earns you a license...

*Gail Tassey just published a featured article called: please call, write or send a smoke signal .. the waiting game which really got me stirred up. It's a must read. She shows how the word Realtor means nothing without Professionalism to back it up! In Gail's second paragraph she gives the perfect example of WHY Realtors and the word commission are not always seen in the best light. The woman that sent Gail the "referral" did nothing but pass the buck, so to speak, but not the whole amount. Gail's friend did nothing but take a phone call, reject the people, and then expect a commission. No wonder that word leaves a bad taste in many mouths!
